IN MY HUMBLE OPINION...Things I Have Needed To Say For SO Long!!

  • No one has a corner on "Best Agent"--Therefore I can call myself the "Best, most infomed agent in the Hamptons"; I will also, however, make sure I do the best that I can and be better informed than the next guy/gal. (And I refuse to pay anyone to say I am a top agent!)
  • All those agents who pay money just to get top billing on a national site are a bunch of cheaters--and they probably have ALWAYS been a cheat! They are all lying!! (Or rather Zillow is lying for them for big $$!)
  • If you put the time in, you will get the money out--go to the office every day and spend at least an hour or more...Every Day!!
  • Be nice to ALL clients and customers; even when it is a stressful time and one of them has called you names and demanded more of you than you can possibly give and survive! (You can always ignore their calls later, after you sold their house!)
  • Suck it up! No one said real estate would be easy; or profitable for that matter. Just be thankful for every dollar you make no matter how small or insignificant. IT ALL ADDS UP!
  • I think information for the public from your mouth and your written word is the most valuable thing you can give anyone.
  • Being "hands on" is crucial in this environment now; I have changed my by-line from "Finding Your Place In The Sun...", to: "Maximum Human contact and interaction"--(Thanks to Bob Stewart for that one)Why? Because NO ONE OFFERS THAT ANYMORE!! It's a VOID in the market place!
  • You know that agent with all those big listings??? You know the one--he/she is the one who never answers their own phone--never gets back to you in a timely manner and rarely has the time to show you their precious listings!! Those are the agents who are getting killed right now!! They must advertise; they need to show in order to sell; they are NOT going to make it during a time of extended downturn!...but they have tons of listings!!

These are things that I have needed to say for so long! Do with it as you may--even add a thing or two! 

I LOVE REAL ESTATE!!!

Once recognized for what the peronal issues really are, they are disempowered and we are able to go forward with less "baggage". The negatives that affect us can destroy us in this business! It is just a matter of tolerating the short term irritants to get to the end result: A happy client/customer!! There is nothing better for me to hear at the end of a long "battle"....

Hi Myrl: Wow, I am amazed at the respobnse I got to this post--apparently there are many agents who have the same frustrations as I do!! I love that you like the idea of Hands On treatment of buyers and sellers! this is a missing link that many agents have no clue about--especially with the advent of the likes of those websites that are just looking for money and not good human interaction!! The public is clearly looking for the more direct and effective treatment of an informed, local hands-on agent and they are not getting it!!

Hands on - maximum human contact - that's me too, Paula! Nothing is more frustrating than having difficulty trying to reach one of those agents who just slaps their listing in MLS and then disappears. Buyers have QUESTIONS and so do I - so, pick up the phone and INTERACT! 

Okay, I'm off my soap-box now! Seriously, great post and points, Paula - and I agree with you wholeheartedly!

This is a good message to get out there to all agents who are struggling with the likes of those who just pay to get their names listed on Z,T,S and other sites that are only concerned with making money--Taking as much money as they can get from the naive and the uninformed! Unfortunately, many new agents are misled to believe real estate is easy.  That's why they get in... and then such a high percentage are gone within 2 years after they get a dose of reality.

The world has changed and naturally, the attitudes of agents and brokers have changed as well. We live in a society where most are attached to a cell phone or keyboard - even little children as young as 2 or 3 years of age.

I've got a "few years" in the business under my belt, Paula Hathaway, REALTOR, LBA ... and I've come to know one thing for certain.  I must conduct my business as I think right.  That includes performing my responsibilities as an LO in the highest and best manner possible ... that includes correspondence and communications. 

I readily admit that doing the latter and then hearing "crickets" in response can be unbelievably frustrating.  It can't stop me though.  Obviously, you have come to many of the same conclusions ... kudos!

Hi Paula, many think real estate is easy, just pay a site for leads and you got it made but that isn't the case. It is a lot of hard work, not everyone's cup of tea for sure. I go above and beyond with each client and do the right thing and try my best not to pay attention to all the negative "stuff". Well deserved feature!

Hi Carol: You are so right on the mark...Here it is a year at most! We also have a large nember of new agents whose parents are agent as well...these are the painful bunch who can't get arrested and STILL they go on. It was my co-lister who brought his son on board to list the house that I had originally sold to the seller--the seller chose to put this "Top Producer" on my listing and his son was the only one who showed up--but he had no idea how to show or to handle an open house! I trained him but it was a futile effort--he was really not trainable. He was ruined from years of his parents doing everything for him!!

Hi Gene: You are spot on! My frustrations are similar to yours, I am certain. I think the world of business is going through the same kind of shift, simply because we all lost our incentive to actively interact with our customers/clients. Because of the Internet, we have been led to believe that we can post our profiles and we can pay to get business. We believed in it so deeply that we changed the nature of advertising--print ads in exchange for internet clicks!! Look how far reaching this shift has become!

It's hands on all the way with me baby - high touch and open and honest communication. 

People look for different things in the agents they hire.  Often they are sold a bill of goods that are just not delivered.  Buying into a "discount" is rarely the bargain one things they are getting.

Paula Hathaway, REALTOR, LBA  How do you not call another agent back .. If an agent cannot get in my listing I call them and apologize and try to see if there is another time they can make it . If they give me an offer I respond . If I have multiple offers and agent does not get the house I call each and every agent  It is just simple courtesy -- Do unto others

What a great read and telling it like you see it! Kudos to you! People look for different things in the agents they hire and some feel they know it all and just need an agent to grab some or most of their commission. Those buyers and sellers that want service will pay for it but expect communication and want to be guided through the process. Thats' not so much to ask.. trust is earned but very much appreciated.

Kathleen: That is so true! I think there is major disappointment in the brokerage business as a whole--it started by our own inefficiences but it has beenexpanded by Z,T and all the other national sites! Half the time the public, in choosing a top agent on one of those sites is tremendously dissapointed with the way they are treated--and it is usually because they are  working with an uninformed agent!

Hi Hannah: I agree; common courtesy is not something you can expect anymore---at least out here in the Hamptons! I have issues all the time with the agents who have their names on hundreds of listings in this smallish community and it is not even a strong market anymore--at least in the high end!

Dorie: It is so nice to hear that you feel the same way I do! We are long past the days of assuming that the public will just grab an agent to get a deal done. I am finding more and more that the buying public especially is much more informed and in many cases bruised and bloodied from the miss-treatment they are receiving in this market. I personally have been working with a number of those who have been "abused" and they are so appreciative of my care in handling their situations....

Yes, I know agents who don't return phone calls, are too "busy" to talk to clients, and who pay the ZTRs. Fortunately, for the most part the agents I work with are accommodating, ethical, and fair. But the public recognizes when someone does not play by the rules, and it hurts us all.

Hi Pat: Unfortunately for us here in the Hamptons, it's the top tier agents who do this--they are the ones who get the attention from the corporate structure as well and so it is a huge impact when they do not allow houses to be shown. I find that our competiton is much worse than DE but it is still a problem through-out the community with the listing agents who handle the most properties.

Hi Tammy: I know what you  mean!!The worst thing is that here these agents are usually the "favored" ones and have gotten away with it for years--One competitors top agent here only sells her own listings! How is that for crafting a shifty business?? BTW, Her listings are never available to be shown!!...and she gets away with it--she is also known for taking listings away from other agents without so much as a "sorry"!

Great points.  Another one that gets me is when a broker takes credit for all their agents sales on websites like Zillow.  They don't take many personal listings but claim fame for 200 sales a year as the broker to drive leads to their company farm them out for a fee.

We have a company here that pays Barbara Corcorran to do TV spots claiming they do 35 x the average agent.  But in reality, they have a team so it is really like an office not a single agent.  

Last time I checked, McDonalds has sold billions of burgers, but they are my go to place for a great meal.

You know that agent with all those big listings???  Hmm, I actually have a lot of respect for some of those professional, hard-working, smart agents. I like to think I am in the arena, but you have to learn to dance. It takes time and money to sell these demanding properties.  It takes good quality marketing material and be consistent with your farm and web presence. I like fishing in the big pond, but respect the market that pays my bills.

Hi Jim: You are making a very good point with that one! Just more of the same deception that has given us such a bad reputation--agents who manipulate their figures are no better than a comapny who cooks the books! The problem with an agent doing it is that they are dealing directly (or say they are) with buyers and sellers and that is where the deception becomes a big problem. I have a relative who has an agent that she hired and NOTHING that she promised she would do for my relative has been done--and the house sits, unsold!! The rampant deception harms the public in a very direct way and that to me is the lowest form of deception!!

I have a lot of respect for agents in general--there is a handful who are doing the damage by misrepresenting themselves--those are the ones I speak of here. There are so many GOOD agents that I hope those numbers work in our favor! Thanks for taking the time to read and comment...

Hi Steven: And so do I! Most agents are those hardworking agents who are respected by the public and their fellow professionals. I am speaking of "that" agent who is notorious within a company, a community who does the damage to the rest of us! I also see that you are one of those hardworking agents who make the difference for all of us; collectively we can make a difference if we just remain straight-shooting in all of our business dealings---No one ever gets ahead by just saying they are a top producer! They need to perform and they can only perform by treating each and every person whom they deal with in a respectful manner--lying to get that buyer or seller to call you is NOT what I call an honorable tactic nor does it generate more business! Hi Wayne and Jean Marie: Glad you like it---I can't take credit for it but I took a webinar that was so informative that it made me re-think the entire process of the way I promote myself. I do have a client who is very aware of the state of real estate--she has seen the back stabbing and dealt with it herself. She told me the other day to start using "Trust" in my by-line. 
She feels that as a trusted agent I need to get the word out! Isn't that a wonderful thing to hear from your client?  I hear lots of things like that--it is humbling to me when I hear it....

Hi Anne: You are so right---we are all experiencing the phenomenon of de-personalization within the workplace. Taking a ton of  listings just to try to show that you are a successful agent turns the public off--they don't want to be one of a thousand. And then there are those who hire assistants to try to distance themselves even further from the source of their income. And I can't help but remind everyone reading this that, were it not for the overwhelming need for technogeeks to get a bigger peice of the realestate pie than anyone else in history, we would all still be doing our best to sell real estate and buyers would know just where they need to go to buy a house--right now it's all turned upside down and sideways!! No one knows really who is running the show; many don't know where to turn and I mean among both agents and the buying/selling public!

I agree with many of your points, especially the one about the agents who spend so much time advertising themselves but rarely are they conscientious, professional and detail oriented!

Hi Mary: Thanks for commenting here--As you can see there are more than a few things that I needed to get off my chest--that is just one of them! Those agents are all over the internet and they should be embarrassed at the over the top self promotion but I understand they are not--Can't wait for the market to slow down. They won't have clue what to do to keep the money coming in!
