Thanks to Praful Thakkar and his re-blog of my original post "HOW DO YOU EAT AN ELEPHANT???", I have decided it is time to take another look at my marketing approach and my strategies for finding new business for 2018! Thank you Praful!!!

The re-blog was so timely, even for me! I wrote this post in 2013 and I can see that it is time for me to come up with another strategy! Using that post, I am now ready to go to the NEXT level with my approach to getting new listings, find new buyers and get new business.

  • My blogging is where I am starting again. I must be honest and admit that I have put off blogging for a while and now is the time to breathe new life back into it! My concept from a featured post I wrote, "Tell Me A Story..." of pitching a listing with a background story of the property is where I will expand my marketing efforts--I now have agreement from my management that this is a way to do print ads, editorials for personal branding and new listing posts on social media.
  • Next, I am looking at Social Media in a different way--no more hit and miss advertising on Facebook--My company has had great success with Instagram---that is where I plan on putting my newest listing efforts.
  • My search efforts will go to seeking out expired or about to expire listings---I have never been aggressive at this and so now I am going to be!
  • My plans include a more forceful approach in marketing, using my length of time in the business--my successes and the things I have contributed to the real estate profession over the years--there are many!

HOW DO YOU EAT AN ELEPHANT?....Bite by Bite!!!

In one of my last posts  HOW DO YOU MARKET YOURSELF???...Keep Up Or Lose Out!, I had a few comments that made me stop and think about the approach I brought up in that post: You need to begin to catch up or you will lose out.....The less I DO and the longer I wait to begin using the new technology available in the marketplace...the more behind I fall!

I had several comments on that post that opened the door to the idea that "being out front" in the race to get the leading edge is the way to approach the new ways of marketing yourself today.

If one thinks that way, consider this: If we are all out front....there will be no "front"!!!

...NO! We are not in a race to get there. This is a very serious and careful decision one must make to get involved and to begin the process.



To take the idea that you will just step up and be successful the day you start doing things differently or better, is a fallacy and I want to clear up that idea right away!

That way of thinking will defeat the best intended agent if they jump in with both feet, without testing something first, and fail to get immediate results.

It takes time to establish a new program....a new blog... a new format....or a new advertising venue! Once one realizes this, the pressure is off and then success can be realized, over time. How MUCH time that will take will be determined by market conditions, your location and your drive to get it going. It took me 4 years to get my blog recognized by a wide audience and that was in the weakest housing market we have ever had here in The Hamptons.

Time is the valuable key here--give it time and they will come! 


In my last featured post, A COMPREHENSIVE MARKET ANALYSIS CAN BE VERY PERSONAL.... I mention how important it can be to "talk" to the seller when doing a pitch package--think out side the box in other words. Making my pitch packages more personal and working with buyers in a more personal way is my new found key to getting new business and new listings.

It does take time to do it all but getting in there and doing what feels right, more personal and more creative is fun! You will enjoy doing it if it is on target!

I can't tell you how I felt when I read this post---2013 was a lifetime ago, in my experience! Now we are in another changing market--this time a change that is so monumental that I hope I have the energy to change with it!

Hi Anna,

That, in an of itself is such good advice: "Stick with it!" If you don't stick with it, someone else will get in there and take the reigns. If you stick with it, at least those who don't want to try to mow you down will stay their distance---Let it go and watch the vultures come to feed--on your hard work and creative idea!

Deb and Bernie: Good luck with it--it is very different now than it used to be. Even 2 years ago you could count on calls from your base. Now, you base is shared with more and more agents--agents who do not share the expertise that you have and that makes the difference in how a buyer or seller experiences you...A lot of water has passed under the bridge in the last 2 years; there are so many new agents everywhere and they are capturing the imagination of the buying and selling public to the degree that if you don't change, you will be forced to and it may not be what you had in mind!

Laura: Haha! That is funny---and yes the elephant spends a lot of time in the spare room. At least he used to! Now I find it is really important to chew on it a little more than I is not easy to focus so clearly on a topic like blogging. I find I must do it and so I have to be careful that I am not blogging just to fill up a page or two. I love the Hamptons and that helps when I write about them!
