WHAT IF YOU DON'T KNOW THE AREA?...THE BLIND LEADING THE BLIND!!
Many agents think it does not matter if they are unfamiliar with an area that they are trying to sell in. But that is the one thing that buyers today require: An agent with Local Knowledge. It is critical for an agent to know local zoning laws, building code requirements and most of all, the inventory!
When buyers are totally dependent upon Their agent to guide them, it can be a huge disservice to try to guide them without that local knowlege--like the blind leading the blind! It also does not bode well for getting the respect and therefore more business from the buyer you have wronged. Think about what the buyer is thinking if you have sold them something on the water and you failed to tell them that they can't clear the sandy beach of the sea grasses. Or if you didn't know that the local zoning laws require a building permit for a gate and you had suggested the buyer add one to the long driveway.
There are so many things you need to be informed about when you are selling real estate and if you are in a deficit where local knowledge is concerned you can be in for a lot of trouble. One of the best tools in my tool box is my blogging. The post "TELL ME A STORY" is one of the best tools for me because it lets the public know that I know the Hamptons like the back of my hand...and that I like to talk and write about this area too. Then on the other hand it's not all about the things to do here--there is a need to let the public know that you know the current climate and market statistics and that you are willing to share that knowledge with them as well.
WHAT CAN HAPPEN:
What happens if you sell something to a buyer and after all is said and done and the buyer finds out there was a better house in the same area, more suited to her needs than the house you sold her? What if it was even a better price and you had no idea about it's availablity?
I have a buyer that I am working with who was shown only one property here in Southampton Village by her former agent. She bought the house and then realized that she was never made aware of another one that was less money, closer to her beach club and perfect for her kids to be able to ride their bikes to the beach...the agent is from Bridgehampton and has no knowledge of Southampton Village. This buyer felt she had been ill-advised at the very least and possibly miss-lead into buying something that would never work for her.
This same buyer just gave me the listing on the house that this other agent sold to her and she is now buying the house that I showed to her, nearer the Meadow Club!
...She tells me she is not very happy with the other agent. The level of trust with the other agent went to zero and she let me know that. How many other people do you think heard the same thing about this agent?...The buyer knows everybody!!!
THERE IS A LOT TO BE SAID FOR TAKING THE TIME TO LEARN THE MARKET YOU WANT TO SELL REAL ESTATE IN!
